Preston Garvey, Sturges and other Minutemen will be teleported in. Use the terminal and load the Institute Relay Targeting Sequence holotape. Once you make it through the water pipe, you'll come across a hatch which will lead into the Institute. Make your way there either through the nearest locked door with terminal hacking, or the slightly longer way around with lockpicking, or an even longer way around without either. That hole in the water pipe is your next destination. Just past that there will be a hole in the wall up ahead where you can see two Synths repair a hole in a water pipe. You will eventually come across another laser turret.
There will be multiple Ghouls as you make your way along. You may encounter a Legendary Mole Rat Brood Mother at this point. Head up the stairs, past the following room, then jump down to the next area. At the end of the tunnel there will be hatch door. After the turrets, head through another tunnel. Jump out of the water and make your way further along and you'll encounter two Laser Turrets. You'll take a short fall into more water.
Head back into the water and into the newly opened area. Use the keypad to open the security grate. Once inside, you'll see a keypad straight ahead. Be sure to use Rad-X and Radaway when required. When you get close enough to the underwater pipe, you'll see it. From here, head east, while following your map marker.
